TECHNICAL INSPECTIONS OF PROPERTY
When living conditions deteriorate, mostly as a result of the presence of moisture in floors, walls and/or ceilings, it is common to resort to the services of a construction company, leaving the diagnosis and solution proposal in your hands. The objective of this company will certainly be to minimize the risks of failure and increase its profit, that is, not knowing exactly the origin of the problem, it will carry out more work than is actually necessary. If, in a situation of this type, we request quotes from different companies, it will easily be seen that the recommended solutions are different, making it difficult, if not impossible, to compare the respective quotes. Sometimes, after completing the work, we find that the pathology persists or reappears after a short time.
Why inspect?
- To clearly identify the source of the property’s problems;
- To establish the most correct solutions;
- To decrease repair costs;
- To establish intervention priorities;
- To get to know a property before purchasing it;
- To value the property you intend to sell;
- To support a lawsuit.

What is an inspection?
The inspection of a property consists of the survey of all pathologies and construction defects, caused by poor execution or use or by the natural wear of materials, in the correct diagnosis of the causes and in the proposal of solutions for the replacement of the habitability conditions.
The survey of pathologies is carried out using instruments of analysis and measurement, and the data collected is processed by computer and interpreted by specialized technicians.
The inspection result will be embodied in a technical report that includes:
- Registration of pathologies and construction defects;
- Diagnosis;
- Solution proposal.
From design and/or construction errors, to the degradation of construction systems and materials, culminating in the absence of adequate maintenance and misuse, there are several causes/origins that favor the appearance of pathologies in properties. Given the vast experience of its Engineers and Architects, Specai, using, whenever possible, non-destructive technologies, carries out rigorous technical inspections for the diagnosis of pathologies that give rise to Technical Reports. These describe the existing pathologies, their potential causes/origins, the best materials and technical solutions to be applied in their resolution and the cost estimate for each intervention. The most serious pathologies that require more urgent interventions are also described. Based on this information, the owner/management can decide which interventions to carry out.
